Before we listed our property, we made sleeping arrangements the top priority and searched for the best mattress for AirBnB that we could afford – and it paid off! Almost all of our guests, both young and old, mentioned how comfortable our beds were.

As if our guests never had a great night’s rest before!

As a result, make sure you only use the best mattress for Airbnb to deliver a great sleep experience, which will lead to more repeat bookings as well. The best way to go about that is to put yourself in the shoes of your potential guests by testing out the mattress for yourself.

It surprises me how many hosts set up their properties with the cheapest accommodations possible and wonder why they aren’t getting returning customers or have lower reviews. Remember, this is an investment property and you aren’t a slumlord – and all of this stuff is tax deductible (check out our post on the books every host should read).

So when selecting the right mattress for your property, there are a few things to consider.

Ensuring Mattress Comfort

With so many different types of people, it seems like an impossible task. And to be honest, you can do your best to find the perfect solution but there will always be someone who will complain.


So the best way to go about selecting a mattress to is spend a few nights using it for yourself, and ask yourself if you would rave about the bed in a hypothetical review.

If the answer is “no,” then you have more work to do.

Ultimately, you’re going to want to settle on a mattress that knocks your socks off and makes you want to replace your own. Something you find so comfortable that you talk about it to strangers in the check-out line.

This is going to be different for each host, because we all have our own sleeping preferences.

The Different Needs & Sleeping Types

Stomach sleepers, side sleepers, back sleepers, oh my! These different types of sleepers have different needs in the firmness levels of your mattress.

For instance, if you sleep with your back or stomach resting on the bed, you’ll need a firmer mattress for the right support for the alignment in your spine.

The variances between sleepers becomes even greater when you consider the size of your guest, body weight, shape, etc.

The good news for you, though, is that you don’t have to worry about the different types of sleepers if you get the right mattress. Which is why we’ve included the most well rounded types of mattresses in this list, otherwise this could be an extremely challenging task.

The Best Mattress Size For AirBnB

While it may be tempting to save some money and fit more beds into your property with smaller mattress sizes, King sized mattresses tend to be sought after by travelers willing to pay a premium.

The only caveat to that is: there are some property types that tend to do better when they sleep more heads. So definitely do the research in your market to see if you should have more beds, or bigger ones (check out our in-depth AirDNA review).

At a bare minimum, each room should have a Queen sized bed for the best bang for your buck in size and price. If you’re targeting families with children, then definitely throw in some Full sized beds or air mattresses.

When it comes down to it, the size of your bed isn’t as important as the mattress thickness, and I would take a thicker Queen sized bed over a slimmer King sized, any night.

Why Is A 10-12 Inch Mattress The Best?

The heavier your guests are, the more they will sink into the mattress. And thinner mattresses tend to be lighter (which means they move around more) and are less tolerant to movement.

A 10-12 inch mattress offers a great balance between cost and comfort, and they just feel more luxurious than their thinner counterparts.

You will also see longer life out of the thicker mattresses.

How Long Can Your Mattress Last?

Assuming we’re talking about real beds (and not an inflatable mattress), you can expect between 4-10 years of useful life out of the following types of mattresses.

But this also assumes that you’re taking proper care of the mattress as well, which we will talk about in a bit.

How To Make Your Mattress Last Longer

Great, so now you have to take proper care of your mattress like doing maintenance on a car?! Yes, but it’s not as bad as you think.

Your guests have their sleeping preferences and will tend to choose certain areas of the bed to sleep on. Some people sleep on top of the comforter, others on the floor, and who knows where else.

After a while, the mattress will begin to wear out and start sagging in the areas that get the most use.

The solution? Flip your mattress over 180 degrees regularly, so that the bottom replaces the top side. Also flip it around horizontally too.

How often should you do this? It depends on how many guests you service, but once per month is a good routine.

It’s like an oil change, but for your mattress.

As you can tell, there are many great mattress options for your AirBnB and deciding which one we recommend has been extremely difficult.

However, knowing that versatility is one of the most important traits a host can have, we have concluded that the Layla mattress gives you the most flexibility. The fact that you can flip it over for different firmness levels almost makes it two beds for the price of one, and your guests will love you when you go this extra mile and set it up for them.

But we also know that you might not want to hassle with flipping the bedding over for each guest, should they prefer one firmness over the other.

Be careful to not skimp out on the topper, though.

Let’s face it, there are hundreds/thousands of different brands out there at all kinds of price points.

There’s going to be a few of you who read this and will go for the most luxurious/expensive one you can find, and some of you will find that all of the mattresses on this list are out of your price point.

What’s important is selecting a mattress that is going to work for the majority of your guests and has well rounded support for different sleeping positions.
